1. Ensure the maintenance, the overall appearance and functionality of the sites including all electrical and mechanical systems in the building.
2. Oversees on-site Personnel for mechanical and electrical Services.
3. Maintain operational logs and reports on site operation and performance of maintenance routines.
4. Ensure to Responds to emergency situations such as fire, flood, power failure, broken windows, storms, snow etc. Initiates remedial actions as necessary and keeps Client informed.
5. Administration of outside service agreements for the general maintenance of the Site such as janitorial Services.
6. Ensure that Preventive Maintenance of all equipment carried out as per contract requirement.
7. Ensure that all Service Request from customers are attended on time as per Contract requirements.
8. Ensure that all Service Requests from Customers are closed on time as per Contract requirements.
9. Ensure that required Spare parts, Consumables & materials are available at site to meet Contract requirement.
10. Ensure that all certifications are obtained from customer for completed works.
11. Support commercial team for timely billing and collection of payments from Customer.
12. Ensure healthy business relationship with customer and generate repeat business from the Customer.
13. Ensure Healthy Cash flow from the Project.
14. Ensure the delivery of Maintenance Contract and Fit out / Casual jobs as per the Contract requirements.
15. Ensure that suitable systems are implemented / followed for the Optimum utilization of Materials/inventory/assets and Manpower.
16. Guide / Mentor the team members to improve in quality of services and personnel development.
17. Ensure that all activities at site are carried out with required QHSE requirements.
18. Ensure that Company QHSE Policies are implemented in the project.
19. Ensure that suitable systems are implemented and followed for continual improvements in Customer satisfaction Level.
