POSITION SUMMARY: The Construction Manager shall manage construction projects as well as provide surveillance over all construction of real property regardless of the execution agent to ensure overall compliance with project specifications, schedules, site appearance, and related issues.
These functions are in support of Base Operating Support Services (BOSS) to the 378 Air Expeditionary Wing (AEW), mission partners, and tenant units, including transient, temporary duty (TDY), permanent party, and rotational personnel as well as five (5) remote Army sites at PSAB, Kingdom of Saudi Arabia (KSA).
RESPONSIBILITIES:
Read, interpret, and decipher all construction documents (schedules, specifications, blueprints, schematics, diagrams, etc.)
Participate in design reviews and ensure that all construction is performed in accordance with the construction documents.
Observe sites daily, document the reviews on AF Form 1477 or acceptable substitute, and file the documentation in the project folder.
Review shop drawings and product submittals and provide recommendations through the SL.
Ensure compliance with applicable US, DOD, USAF, and local laws, regulations, and standards.
Prepare and submit reports of project status and progress weekly to the SM and COR
Update project data from all active construction projects in an integrated master schedule at least weekly
Provide effective project management to ensure constructions projects and construction work is completed to support mission requirements and applicable standards.
Verifies measurements, construction adequacy, and work being completed IAW the plans and specifications.
Visit construction sites daily for at least thirty (30) minutes at each construction site to provide sufficient time to note progress and any issues. Site visits shall occur at a minimum of two (2) times per week separated by at least one (1) calendar day. In addition to the site visits, CM shall attend the weekly construction meetings with the specific projects to ensure the Project Managers are informed of the most up to date information.
